PHASE I – PRELIMINARY DESIGN DEVELOPMENT
Define goals, objectives, and image.
Asses current space regarding square footage, needs, adjacencies.
Review compatibility of client’s budget with program.
Review lease documents for schedule, submittal dates, and allowances.
Inventory existing furniture and determine that which will be reused/refurbished.
Develop space plan showing partitions, doors, etc., and address client’s needs, adjacencies, and future drowth. Prepare furniture and equipment plan. Survey building and site for Disabled Access. Preliminary plan check review by building department for code compliance.
Periodic inspections to site to resolve field conditions and determine conformance to the design intent.
Periodic job meetings to review status of participants and facilitate a timely completion.
Track actual costs, review general contractor payments applications and invoices from suppliers.
Assist in coordination, delivery, and installation of new and existing furniture with construction completion and move-in schedule.
Post Completion Review
Revview with client and general contractor items to be corrected and included on punch list.
Prepare furniture punch list with client and dealer for any corrective work to be completed.
Visit site to confirm punch list items have been corrected.
*The scope of services can be extended to include the design and coordination of the following:

Millwork Design in Private Offices
Kitchen Consultants, Security Systems, Audio/Visual Needs
Develop Schematic design for interior architectural features. Select options for floor coverings, wall coverings, and other finish treatments. Develop schematic design of millwork, custom furniture, or other special elements.*
Preliminary Budget and Schedule
Prepare construction budget based upon approved design, including items such as structural reinforcement, sound partitions, particular HVAC requirements, special architectural features, built-in millwork, and electrical, data, and telephone requirements. Prepare furniture budget for new furniture, reupholstery, and refinishing of existing furniture, and custom designed furniture. Prepare a project schedule for the approved design package.
